I'm getting few or no rental enquiries

Not receiving rental enquiries?
If you haven't been receiving enquiries for a while, several factors can influence your listing's visibility. Here are our tips to increase your chances of getting new enquiries 👇
1️⃣ Update your listing regularly
The quality of your listing is essential for a good ranking in the results. The closer your quality rate is to 100%, the more your listing is highlighted.
Check that all sections of your listing are complete (no exclamation marks). Roomlala sometimes adds new fields: remember to check regularly!
2️⃣ Check that your listing is active
Ensure your listing shows the status “Active”.
To check:
- Go to your personal space.
- Click on the “Host area” tab.
- If the listing appears disabled, click the green “Activate” button.
3️⃣ Update your calendar
An up-to-date calendar allows your listing to move up in the results.
To update it:
- Access your listing modification.
- Click on the “Calendar” section.
- Check your dates then click on “My calendar is up to date”.
4️⃣ Review rental durations
Avoid imposing an overly restrictive minimum or maximum duration (e.g., 3 months minimum). This significantly reduces enquiries.
Many tenants prefer to start with a short duration, then extend if all goes well 🙂
And don't forget: you can always decline an enquiry without being penalised.
5️⃣ Add photos and a video
Make sure you have at least 4 photos and, if possible, a short video of the accommodation or room. This considerably boosts your listing's visibility.
6️⃣ Set a fair price
If you're unsure about the price, start by performing a search on Roomlala to compare prices for nearby accommodations. Then adjust your prices according to the market.
🙌 Roomlala's tip
For new hosts, it is advisable to offer slightly lower prices than the market initially. This will help you to:
- Secure your first satisfied tenant
- Receive a positive review
- Improve your listing's visibility
- And increase your prices more easily afterwards 🚀
