Service fees as a host

Wondering how service fees work as a host, or what the Premium Pass or the 100% cover option changes? You've come to the right place: we explain everything, with practical examples.
How are service fees split?
By default, service fees are shared between you and your tenant:
- You, as a host: 3% of the rent (minimum $3 NZD per payment)
- Your tenant: 12% of the rent (minimum $8 NZD)
These fees are automatically deducted from payments: you don't have to do anything.
The "I'll cover the service fees" option
You can choose to pay the entirety of the service fees yourself. In this case, your tenant pays no service fees and you cover the total, which is 15% of the rent (the same overall rate as the standard split).
The advantage? Your listing shows an all-inclusive price, with no extra fees for the tenant. It becomes more attractive and can help you rent out faster.
To activate this option:
- Go to My account, in the My listings section
- Open the pricing page for the relevant listing
- In the "Service fees" section, check "I'll cover the service fees"
Good to know: the change only applies to new booking requests. Existing bookings retain their original split. The option is set on a listing-by-listing basis.
The Premium Pass and your service fees
The host Premium Pass isn't just for boosting your visibility: it also covers your service fees. In practical terms, the cost of your Pass is deducted from your host service fees on your bookings, up to the value of the Pass and according to the terms of use.
You can subscribe to a 1-month or 12-month Pass from the Premium Pass page. Benefits are activated immediately after payment confirmation, and you can stop automatic renewal at any time from My account > Premium Pass.
To track the deductions applied to your bookings, check your Premium Pass Summary: you'll find your subscriptions and each service fee deduction there.
Premium Pass and 100% option: how do they combine?
If you have enabled the "I'll cover the service fees" option on a listing, your Premium Pass only covers 3% of the 15% fees on that listing. The 12% corresponding to the tenant's usual share remains at your expense.
An example to make it clear, with a rent of $1,000 NZD:
- Standard split: $30 in fees for you, $120 for the tenant
- 100% option enabled: $150 in fees for you, $0 for the tenant
- 100% option + Premium Pass: the Pass covers $30, leaving $120 at your expense
