How is rent calculated for a rental?

Are you wondering how the amount displayed on a listing is calculated? Whether you're a tenant or a host, here's a clear overview of all the elements that make up the price of a rental on Roomlala.

The base rent, set by the host

It's the host who freely defines the price for their accommodation when they create or modify their listing. The calculation works differently depending on the length of the stay.

Short-term rentals (less than 46 nights)

The host can enter two nightly rates:

  • A weekday rate (Monday to Thursday)
  • A weekend rate (Friday and Saturday)

The rent is calculated night by night based on the selected dates, applying the corresponding rate for each day. The host can also adjust their rates seasonally via their listing's calendar.

Long-term rentals (46 nights and over)

For long-term stays, the host sets a monthly rent. This amount is then divided into instalments, i.e., successive payment periods. The number of instalments depends on the total duration of the rental.

Automatic discounts

The host can offer discounts that apply automatically based on the length of your stay:

  • A discount for stays of at least 7 nights
  • A discount for stays of at least 28 nights

When your stay reaches one of these durations, Roomlala automatically applies the most advantageous rate. You don't have to do anything: the discount is directly visible in the price summary.

Potential additional fees

In addition to the base rent, certain fees may be added depending on the listing and the length of the stay. All these fees are indicated on the listing's details page and itemised in the summary before any booking.

Cleaning fees

The host may request cleaning fees, charged once for the entire stay. These fees only apply to rentals of less than 46 nights.

Additional tenants

Some listings include a number of guests in the base rate. Beyond this number, an additional charge per person per night may be applied. This information and the amount of the surcharge are visible on the listing's details page. Like cleaning fees, this surcharge only applies to short-term rentals.

Tourist tax

For short-term rentals located in certain French municipalities, a tourist tax may apply. Its amount depends on the municipality, the type of accommodation, and the number of guests. When applicable, it is calculated automatically and displayed in the price breakdown.

Roomlala service fees

Service fees are added to the rent to cover the platform's operation: secure payment, support for tenants and hosts, management of potential disputes, and tools made available throughout the rental. These fees are borne by the tenant and calculated based on the rent amount and the length of the stay.

For a short-term rental, service fees are paid in a single lump sum at the time of booking.

For a long-term rental, service fees are spread across the payment instalments. A larger portion is applied to the first instalment, then a reduced portion is deducted from each subsequent instalment. You therefore do not have to pay the full amount of fees at the time of booking.

The exact amount is always displayed in the price summary before you confirm your booking. No nasty surprises.

The bond

Some hosts require a bond (security deposit). This amount, set by the host, is clearly indicated on the listing's details page. The bond is not part of the rent: it is refunded to you at the end of the stay, unless there are damages or non-compliance with the rental conditions.

How to view the price breakdown?

When you select your dates and the number of guests on a listing, a detailed summary will appear. Here's what you'll find:

  • The rent corresponding to the length of your stay (with any applicable discounts)
  • Cleaning fees, if any
  • The surcharge for additional tenants, if applicable
  • The tourist tax, if applicable
  • Roomlala service fees
  • The total amount payable

This way, you know exactly what you're paying before confirming your booking.

Good to know

  • If a host modifies the price of their listing, it does not affect already confirmed bookings.
  • For long-term rentals, the rent may be eligible for housing benefits (APL, ALS, etc.) depending on the listing. This information is specified on the listing's details page when applicable.
