How is the rent for a rental property calculated?
The elements taken into account in the calculation
On Roomlala, the rental calculation is fully automatic. It's based on the rates set by the host and the exact length of stay. The system was designed to be simple, consistent, and transparent.
The rent depends solely on:
- The length of stay
- Nightly rates or monthly rates are set by the accommodation provider.
- Price coefficients applied on certain dates
- Possible discounts (weekly or monthly)
Difference between short stay and long stay
Roomlala distinguishes between two types of reservations:
- For stays of 45 days or less : the rent is calculated night by night
- For stays longer than 45 days : the rent is calculated based on the monthly rate
Rent calculation for a stay of 45 days or less
For short stays, Roomlala calculates the rent night by night .
Each night has a base price:
- Weekly rate : Monday to Thursday
- Weekend rate : Friday and Saturday
A price coefficient defined by the hosting provider may be added to this price, for example for periods of high demand.
Example :
- Base price: €50
- Coefficient applied: 120%
- Actual price per night: €60
The total rental corresponds to the sum of all nights during the reserved period.
Discounts applied to short stays
Automatic discounts may apply depending on the duration:
- Weekly discount : from 7 nights, if the listing allows this type of stay
- Monthly discount : from 30 nights
Only one discount can apply. If both conditions are met, the monthly discount takes priority.
Calculating the rent for a stay of more than 45 days
For long-term stays, Roomlala ignores daily rates and relies solely on the monthly rate of the listing.
The calculation is done as follows:
- Full months are billed at the monthly price, regardless of the number of days (28, 29, 30 or 31)
- Incomplete months are calculated pro rata: number of nights × (monthly price ÷ 30)
For these stays, no cleaning fees or additional tenant fees apply.
Detailed and transparent calculation
Roomlala always retains the details of the calculation:
- Price applied per night or per month
- Number of nights affected
- Total rent amount
This allows both the host and the tenant to understand precisely how the final amount is obtained.
Why the displayed price may look different
In the details of an listing, Roomlala may display an indicative price , for example an equivalent "per night".
This amount is calculated based on the monthly rate, for informational purposes only.
Example :
- Monthly fee: €300
- Automatic calculation: €300 ÷ 30 days
- Price shown: from €10 per night
The amount charged is always based on the actual calculation of the stay.
