How is rent calculated for a property?

Wondering how the price shown on a listing is calculated? Whether you are a tenant or a host, here is a clear overview of all the elements that make up the rental price on Roomlala.

The base rent, set by the host

It is the host who freely defines the rate for their property when they create or edit their listing. Depending on the length of the stay, the calculation works differently.

Short-term rental (less than 46 nights)

The host can set two nightly rates:

• A weekday rate (from Monday to Thursday)
• A weekend rate (Friday and Saturday)

The rent is calculated night by night based on the chosen dates, applying the rate corresponding to each day. The host can also adjust their rates according to the seasons via their listing calendar.

Long-term rental (46 nights or more)

For long-term stays, the host sets a monthly rent. This amount is then divided into instalments, which are successive payment periods. The number of instalments depends on the total duration of the rental.

Automatic discounts

The host can offer discounts that apply automatically based on the length of your stay:

• A discount for stays of at least 7 nights
• A discount for stays of at least 28 nights

When your stay reaches one of these durations, Roomlala automatically applies the most advantageous rate. You do not need to do anything: the discount is directly visible in the price summary.

Potential additional fees

In addition to the base rent, some fees may be added depending on the listing and the length of the stay. All these fees are indicated on the listing page and detailed in the summary before any booking.

Cleaning fees

The host may request cleaning fees, charged once for the entire stay. These fees only apply to rentals of less than 46 nights.

Additional tenants

Some listings include a number of guests in the base rate. Beyond this number, a supplement per person per night may be charged. This information and the amount of the supplement are visible on the listing page. Like cleaning fees, this supplement only concerns short-term rentals.

Tourist tax

For short-term rentals located in certain French municipalities, a tourist tax may apply. Its amount depends on the municipality, the type of accommodation, and the number of guests. When it applies, it is calculated automatically and displayed in the price details.

Roomlala service fees

Service fees are added to the rent to cover the operation of the platform: secure payment, support for tenants and hosts, handling of any disputes, and tools made available throughout the rental.

For a short-term rental, service fees are paid in a single payment at the time of booking: they represent 20% of the booking amount, with a minimum of €8.

For a long-term rental, the fees are not spread out uniformly: they are concentrated on the first instalment, then become very low thereafter.

• On the first instalment: 20%, calculated on 45 days of rent (i.e., the equivalent of 30% of a month's rent)
• On each subsequent instalment: 2% of the instalment amount, with a minimum of €8

These fees are shared with the host, who pays 3% of the rent on each instalment. Some hosts choose to cover the entire service fee themselves: on these listings, the tenant pays no service fees and the price shown is the final price.

The exact amount is always displayed in the price summary before you confirm your booking. No nasty surprises.

The security deposit

Some hosts request a security deposit. This amount, set by the host, is clearly indicated on the listing page. The security deposit is not part of the rent: it is returned to you at the end of the stay, unless there is damage or non-compliance with the rental conditions.

How to see the price breakdown?

When you select your dates and the number of guests on a listing, a detailed summary is displayed. Here is what you will find there:

• The rent corresponding to the length of your stay (with any discounts applied)
• Cleaning fees, if any
• The supplement for additional tenants, if applicable
• Tourist tax, if applicable
• Roomlala service fees
• The total amount to pay

If you pay in several instalments, the complete payment schedule is also presented to you, with the amount and the due date of each instalment. You know exactly what you are paying, and when, before confirming your booking.

Good to know

• If a host changes the price of their listing, it does not affect already confirmed bookings.
• For long-term rentals, the rent may be eligible for housing assistance (APL, ALS, etc.) depending on the listing. This information is specified on the listing page when applicable.
